Uniting historic reuse, urban redevelopment
and greenspace principles, Ix has established a signature multi-use
destination in downtown Charlottesville, Virginia. Committed
to the pursuit of a community that is both aesthetic and sustainable,
Ix integrates old and new, arts and business, into a vibrant green urban matrix.
Hidden in a broad green valley only two blocks from Charlottesville's
historic downtown mall, IX transformed the site of the old Frank Ix and Sons Textile Factory
into a diverse mixed-use community
where hundreds of people work and play every day. Sprawling
over seventeen acres, the retail, office and
arts and crafts spaces are latticed with convenient parking and compact
green park areas.
Built over the span of a half century, the factory building incorporated a timeline of styles. In a tribute to its original beauty, IX maintained the open wood ceilings, wide concourses and ambient light wells of the old textile mill.
Today, the common areas display a range of natural elements and varying styles from the warmth of cork floors and Italian plaster to the serenity
of slate and greyboard banked with greenery that stretches toward environmentally-friendly sun pipes.
Rarely does such creative leadership guide so large a parcel
of historic acreage in the middle of a downtown area. The
result is innovative development, arts patronage and environmental
stewardship that is not just a benefit to IX tenants, but
to the entire community.
